Settlement is the movement your home suffers when the soil below can no longer support the weight of your home due to many reasons such as drought, maturing trees and else.

At Systèmes Sous-sol Québec, we have the solutions for foundation settlement.

In this place in Kirkland, we have stabilized a failed foundation by installing 9 support piles.

Support pillars are the best option when earth conditions are unknown. They make it possible to raise the foundation towards its initial position, to minimize the disturbances during the installation which is done quickly, and that solves the problem once and for all.

When you see a crack on your foundation, it may be a sign that the foundation wall is moving. When there is movement at ground level, there is a risk of subsidence that can harm your home.

The best solution is to install a permanent solution as we did in this job in Kirkland.

The PushPier pillar is a patented product and it features an outer sleeve that reinforces the pillar device directly under the support which is the most critical place.

It strengthens this area and prevents twisting, distortion, and rotation that is commonly observed in other support pillar devices.

Water was seeping into our client’s basement during freeze and thaw cycles.

The land now is sloping towards the wall. And in winter there are puddles caused by the thaw near the foundations.

We went to this place after scheduling a free inspection day and solved our customer’s problem.

As a start, we installed our WaterGuard Indoor Drainage System. The WaterGuard Internal Drain is installed at the joint between the wall and the footing of the foundation and is covered with concrete to blend into the decor.

Then our SuperSump pump system is connected to the WaterGuard. The SuperSump system is a sump pump liner that is unobtrusive and not bulky. You can put your things on it without being afraid that something will fall in it.

Once completed, we have installed the ThermalDry floor system which is an inorganic mat resistant to water and moisture.

Installation of a coating to eliminate humidity in a crawl space in Kirkland, Qc

Mr. Cloghesy has lived in his house for 4 years and had a moisture problem in his earthen crawl space. Moisture from the crawl space spreads to upper floors and sometimes creates a foul odor. He contacted Systèmes Sous-sol Québec to install a vapor barrier in his crawl space in order to regain the comfort of his home and use the space as storage.

To solve our client's problem, our experts installed our drainage membrane as well as our CleanSpace coating. The drainage membrane is installed on the earthen floor, it creates a drainage space for water to flow to the interior French drain or sump pump system. Ideal for covering earthen and rocky ground, it creates an air space which acts as a thermal protection giving a certain insulation value. Next, our 20mm thick CleanSpace liner is a blend of high and low density polyethylene making it puncture resistant and flexible. It thus blocks moisture from the basement and gives a clear and clean appearance to the crawl space.

With this solution, Mr. Cloghesy will be able to find the comfort of his home and use his crawl space as storage space.

Foundation settlement in Kirkland, Qc

This house in Kirkland started to witness signs of sagging floors, such as sloping floors, cracks in interior walls, and gaps between existing columns and girders in the crawl space.

So he knew that this might be dangerous and started looking for a company that might end this nightmare.

After finding our company, we sent our team to inspect his area for free and we informed him that he needed to stabilize his foundation.

We have stabilized this failed foundation by installing 9 support piles.

Support pillars are the best option when earth conditions are unknown. They make it possible to raise the foundation towards its initial position, to minimize the disturbances during the installation which is done quickly, and that solves the problem once and for all.

For this client, we have carried out the installation of the support pillars from the outside and had to excavate, but it is possible to do it from the inside too.

Water seepage and puddles in a basement in Kirkland, Qc

When Mr. Micheal called us this year, he was really upset and tired of having to deal with water seepage every year during freeze and thaw cycles.

He also told us that now the land is now sloping towards the wall.

Also in winter, he was always seeing puddles caused by thaw near the foundations!

We went to our customer's place for a free inspection, and during the inspection, our specialist noticed the damage that the groundwater infiltration caused to the floor. The space was very wet.

In order to solve this problem, we informed him that he needs to waterproof the basement and finish the floor.

We started by installing the WaterGuard Indoor Drainage System. The WaterGuard Internal Drain is installed at the joint between the wall and the footing of the foundation and is covered with concrete to blend into the decor.

Then our discreet SuperSump pump system is connected to the WaterGuard. The SuperSump system is a sump pump liner that is unobtrusive and not bulky. You can put your things on it without being afraid that something will fall in it.

Once completed, we have installed the ThermalDry floor system which is an inorganic mat resistant to water and moisture. The ThermalDry modular tiles are approximately 12 square inches. They are lifted by pegs before they are not directly on the concrete slab, allowing the soil to breathe.

Unstable foundation in Kirkland, Qc

Mr. Salvatore from Kirkland contacted us in many years ago asking about our waterproofing system

Initially, he wanted to waterproof and encapsulate a cold room in his house that was having problems with water infiltration.
So we sent our specialist Peter to do a problem assessment, he recommended and then installed the CleanSpace (vapor barrier membrane) solution.

After a few years, and since our customer was happy with our work, Mr. Salvatore called us again to express his concerns about his foundation.

So when our specialist inspected the place, he noted a problem of sinking at the foundation wall.

When you see a crack like on your foundation, it may be a sign that the foundation wall is moving.

After the installation, this house is now stable again.

Hello we wish to get estimate and proposal for underpinning stabilization / realignment of our home. Almost 5 years ago we had an estimate for basement waterproofing as well as stabilization, but have not yet had any work done. We are looking into finally getting the work done in the near future and want a detailed proposal for the stabilization and realignment (foundation pier system) so that we can compare bids from different companies and make a decision on how to proceed. We's also like to know how the prices for basement waterproofing compare today to the estimate we received 4-5 years ago.

Water infiltration behind basement corner brick fireplace, I removed fireplace, need waterproofing membrane on exterior foundation and Chimmney
Project Location: Kirkland, QC
We currently have an open insurance claim due to water infiltration in the basement. We are tying to determine the actual cause, though we have been advised it is the state of our windows (which are being replaced next week) but also the fact that we require window wells to be installed. We do not have a French Drain system on the house. I can explain the longer full story at the assessment or on the phone. Thanks.
