From moisture under the house to a fully controlled crawl space in Saint-Cyprien, QC
Challenge
In Saint-Cyprien, this homeowner contacted us because of a damp crawl space that was gradually affecting the comfort of the house. The dirt floor was often wet, there was a persistent musty odor, and the air inside felt heavier. Since moisture from the crawl space can travel to the upper floors, the situation raised concerns about indoor air quality, mold risk, structural wood deterioration, and long-term protection of the home.
The crawl space had exposed dirt floors that promoted constant moisture evaporation, with water on the ground during heavy rains, water vapor accumulation under the structure, and no effective groundwater management system. This combination created an environment conducive to mold, persistent odors, material degradation, and increased humidity throughout the residence, which is a common scenario in unencapsulated crawl spaces in Quebec.
Solution
To permanently remedy the situation, we applied a comprehensive approach combining drainage, encapsulation, and moisture control:
- Installation of a drainage membrane: This membrane was laid on the ground to capture water from the soil and effectively direct any infiltration to the drainage point, thereby reducing water accumulation under the house.
- Encapsulation with CleanSpace membrane: We completely encapsulated the crawl space, creating a waterproof barrier against moisture, water vapor, and infiltration. This solution also helps improve energy efficiency by limiting humid air loss.
- Addition of SaniDry Sedona dehumidifier: In order to maintain a stable humidity level over the long term, the SaniDry Sedona was installed to control ambient humidity, reduce odors, and prevent condensation.
- Installation of the SmartDrain pump: The SmartDrain pump automatically drains water from under the membrane, preventing future accumulation and reinforcing the overall protection of the crawl space.
The work transformed a damp and problematic space into a dry, clean, and controlled crawl space. The house now benefits from better indoor air quality, a significant reduction in mold risk, increased protection for the structure and foundation, and a more stable environment throughout the year.
