Comprehensive crawl space remediation for subsidence and moisture issues in Saint-Odilon, Quebec
Challenge
This project involved a crawl space significantly affected by a combination of structural and environmental issues. During the inspection, several signs of excessive moisture were identified, including persistent condensation on surfaces, musty odors, exposed soil, and the absence of an effective vapor barrier to prevent moisture intrusion. These conditions created an environment highly conducive to mold growth, deterioration of structural wood components, and a gradual decline in indoor air quality.
In addition, floor settlement issues were observed, indicating inadequate structural support in the main beam system. This situation increased the risk of structural movement, floor creaking, and long-term loss of stability. The lack of a drainage system and groundwater control further worsened the situation, increasing the risk of water infiltration and standing water accumulation within the crawl space.
Solution
To address all identified issues, a comprehensive crawl space encapsulation and structural stabilization approach was implemented.
First, the entire area was encapsulated using the CleanSpace system, creating a sealed barrier against moisture, vapor transmission, and outside air infiltration. A drainage membrane was installed beneath the system to optimize water management and improve moisture control at the source.
To provide active protection against water accumulation, a SuperSump sump pump was installed, ensuring efficient removal of groundwater and significantly reducing the risk of crawl space flooding.
A high-performance SaniDry Sedona dehumidifier was also integrated into the system to maintain stable humidity levels year-round, limiting mold growth, condensation, and unpleasant odors while improving overall indoor air quality.
On the structural side, SmartJacks were installed to reinforce weakened areas, redistribute loads, and stabilize floor beams. This intervention corrected existing floor settlement and restored the structural integrity of the building.
